Assam Urban Area Rent Control Act, 1972, Section 5 (4) - Ejectment - Arrears of rent - Deposit of rent in court - Petitioner failed to prove that deposit of rent had preceded by offer of monthly rent to the respondent - Mere proof of deposit of rent shall not save the petitioner from becoming a defaulter - Monthly rent for 17 months collectively deposited in Court which itself proved default committed by the petitioner - Time granted to vacate the suit/ decreetal premises.
